3Construction, Supply, Installation, Testing & Commissioning of Tripura Bhawan at sector-17, Dwarka, New Delhi including civil works, finishing, internal & external services, HVAC, electrical, plumbing, fire safety, ELV systems, external development, allied facilities and handing over of fully functional building, strictly in accordance with Scope of Work & DBR Part-C, NBC-2016, applicable IS Codes and directions of Engineer-in-Charge, complete in all respects. Measurement Basis: Payment under Item 1.02 shall be made based on the actual constructed plinth area (in sqm) of the Tripura Bhawan building only. Rate Coverage: The quoted rate per sqm under Item 1.02 shall be inclusive of all costs towards materials, labour, plant & machinery, temporary works, testing, commissioning, approvals, taxes, duties and incidentals required for completion of the building in all respects. Variation in Plinth Area: The Employer reserves the right to change/modify/curtail/enhance the spatial and functional requirement of the proposed building at any time or stage of progress of the tendering, awarding or implementation process, without assigning any reason whatsoever for the same and which the bidders/ contractor(s) / agency/agencies shall be bound to abide by without thus being entitled to any kind of extra payment or facility whatsoever. In case of increase or decrease in approved plinth area at awarding or execution stage, payment shall be proportionately adjusted based on the accepted rate per sqm. No Separate Payment: No separate payment shall be made for any individual component of works, services or systems not specifically itemised but required for completion of the Bhawan building as per DBR and functional requirements. Completion & Handover: The Contractor shall hand over the building in fully functional, commissioned and occupancy-ready condition. 11652.60Sqm
