| 4 | Preventive, Non Comprehensive & Periodical maintenance / break down maintenance of 3x150TR Central Air Conditioning Plant semi-hermetic/open type compressor along with motor and its condenser, flooded chiller, microprocessor based control panel, sensors, relays, contactors, switches complete as per manufacturer's manual of preventive and comprehensive maintenance with periodicity (monthly) mentioned therein and as per particular specifications detailed here-in-after complete all as specified & directed.

| 5 | Notes for BOQ item No. 1.00 to 4.00 here-in-before:-
(1) The descaling chemical should be non corrosive and non polluting in nature and safe to handle. Descaling chemical compound is Scalefoe 100.
(2) The job includes all three units, condensers & cleaning and re-assembling the complete plant after necessary maintenance for 3 month period and shall be measured as one Job.
(3) Restarting and Maintaining of the required /desired Parameters should be provided by the contractor.
(4) All the cleaning equipment i.e brush, cotton clothes, nuts, bolts of CI washers etc as required of suitable sizes are deemed to be included in the item quoted rates.
(5) Date wise record of routine / preventive / brekdown maintenance carried shall be maintained dully signed by Contractor, JE & Engineer-in-charge.
(6) The maintenance services shall be carried out through daily representative of the OEM i.e. Voltas or Blue star or Daikin. The Contractor shall submit a MoU signed by OEM on stamp paper duly notarized, as per performa specified here-in-after from OEM before commencement of work, failing which the contract will be liable to be cancelled and work shall be got executed at the risk & cost of the Contractor.
(7) Contractor will arrange OEM visits quarterly (i.e. 4 Nos. visit during contract period) for inspection and servicing as under:-
(i) Checking the functioning of chiller units & its internal controls.
(ii) Free replacing of defective and/worn out parts with new or repaired parts for compressor/thermostats/cutouts, field devices, sensors etc. based on OEM s assessment in chiller for satisfactory functioning of the chilller plant. .
(iii) Repairing of chiller at site or any part need to repair at OEM s service station if required.
(iv) De-scaling of condensers based on OEM assessment and working parameters of the chiller.
(v) Replenishing refrigerant gas in the system arising out of system defect.
(vi) Checking of compressor for its proper working. | | |
