2a) Valuation of Port lands and buildings, including open spaces, paved areas, and covered spaces, across various zones of the Port Estate, viz. (i) Panambur Village, (ii) Custom Bonded Area, (iii) Marshalling Yard Zone, (iv) Commercial Yards along NH-66, (v) Thanneerbhavi Area, (vi) Kudupu, and (vii) Bondel. The valuation of buildings shall distinctly cover: (i) RCC roof structures, and (ii) Sheet/Tile roof structures, and the SoR/Reserve Price shall be derived accordingly. b) The scope shall also include valuation and recommendation of Schedule of Rates (SoR) / Reserve Price for allotment of land and buildings on lease and license basis, including covered spaces within the Cruise Passenger Lounge and the Business Development Centre, in addition to covered spaces in the above zones. However, the Cruise Passenger Lounge and Business Development Centre shall be valued independently, and separate SoR/Reserve Price shall be recommended considering their distinct nature, amenities, and usage. c) The assignment includes determination of Market Value of land and structures separately and composite valuation for land-cum-structure assets, wherever applicable, recommendation of latest SoR, and derivation of Reserve Price for allotment of open, paved, and covered spaces, in accordance with the prevailing Policy Guidelines for Land Management issued by the Ministry. The Valuer shall submit a comprehensive and consolidated Valuation Report covering all zones and facilities, in triplicate along with soft copy, as specified in Clause 2.1.1 of Section IV. The Valuer shall also carry out revisions/modifications to the report, if required by the Authority, without any additional cost. The scope and deliverables shall be in accordance with Clause 2.1.1 of Section IV (Terms of Reference). The Report shall also include a comparative analysis of the prevailing Schedule of Rates (SoR) and the newly recommended SoR, along with detailed justification for any variation observed. f. 1LumpSum
