| 1 | Comprehensive maintenance including preventive and periodical maintenance of lifts 02 Nos of lift including inspection of lift by Chief lift Inspector of West Bengal Agency in reliable safe efficient operating condition through original equipment manufacturer (OEM) by regularly examining, lubricating and adjusting the equipment and carrying out planned maintenance in a systematic and controlled manner using techniques and expertise and replacement of all unserviceable components such as worm gear, thrust bearings, drive sheave bearing, break contact, linings and components. motor windings, rotating elements contactors, brushes, brush holders, breaking coils resistances for operating motors circuits, magnet frames and other mechanical parts, controller, selector , levelling devices, cam relays, solid state components e g PCBs transducers, resisters, condensers, power amplifier, transformer, contacts leads dash pots timing devices, steel selector tapes and governor, sheave. shafts assembly, bearing/contacts and governor jaws car and hall buttons car and hall position indicators, hall lanterns, car direction indications, and all other car and landing signal fixtures, deflector car and counter weight raider rails and buffers, top and bottom limits, bottom limits, counter weight and counter weight guide shoes including rollers or gib interlocks rewinding of burnt motors( complete on hoist way door hangers, guide, automatic power operator door, car door hanger car door contacts, safety mechanism and platform, battery operator emergency light and alarm system. wiring of all equipments and accessories, vibration materials, reverse phase relays, over load warning indicator and digital group indicator panel with micro processor complete and automatic rescue device including maintenance free batteries for under mentioned including cost of material & qualified labour to attend the daily complaints on urgent / immediate basis including Sunday and holiday for the following lifts: -
(a) 10 Passengers elevator of 680 Kg capacity with travelling speed of 1.0 Mtr per second (Appox) to serve upto 3rd floor (G+3) including automatic rescue device (ARD) - 02 Nos

(i) The rates quoted above shall be inclusive of material and labour for unserviceable items including rewinding of burnt motors and replacement of unserviceable rope complete all as directed
(ii) Normally maintenance should be carried out in day time but in case of emergency/breakdown it should be attended at odd hours/night times without any extra cost & rate as quoted above shall be deemed to be inclusive of the same.
(iii) All consumables maintenance materials such as oil, lubricants, grease, gland packing thimbles etc will be deemed to be included in the above schedule,
(iv) The contractor will use only genuine/original new parts as approved by original equipment manufacturer.
(v)The older material will be property of the contractor and a proper record to this effect shall be maintained.
(vi) All the precautions against loss/damage shall be taken by the contractor in case of accident during operation of lift due to maintenance failure; the contractor is solely liable to pay compensation as applicable.
Note: The contractor shall have AMC with the original equipment manufacturer of the lift during the entire period covered above.
