| 1 | Preventive and comprehensive maintenance as per Original Equipment Manufacturer's (OEM) recommendations of floor mounted package type air cooled AC plant of capacity 3x10 TR by cleaning of airfilters, condensor cleaning with coil cleaner, cleaning of all dampers of optimum cooling in every room, duct inspection and cleaning from inside, checking and rectification of control wiring, greasing of blower motor, checking all safety measures, topping of required refrigerant gas and compressor oil it retained as required, balancing of blower, etc. and including repair/replacement of unserviceable spare parts as and when required i.e.compressor of the package unit, micro processor control unit, indoor blower motor, outdoor fan motor, fan motor blade, condensor coils, airfilters, dampers, liquid line gas filter, charging valve, contactors, blower motor bearing, required size V-belts, leak test by nitrogen gas and charging the refrigerant as required at site including test run for 24 hours to achieve satisfactory service and designed condition test results in presence of Engineer-In-Charge complete all as specified and as directed.
