| 1 | Comprehensive maintenance and routine check up of the chiller unit, Model No: XWC2VS-026AR3 of capacity (2 x 26 TR Working + 1 x 26 TR stand by) water cooled Chilling unit installed at P-10 Magazine Nad Depot on monthly basis, comprising of the following (Higher side of AC plant),Make: Blue Star hermetic scroll compressor Two fixed and one inverter type in one unit using R- 410 A refrigerent, flooded type shell and tube evaporator shell and tube condenser, microprocessor based control panel,star delta/electronic starter with control microprocessor to maintain desired temperature.
Preventive Maintenace scope of work:-
i) To visit & check the operating parameters of the chillers every quarter / month as per OEM schedules.
ii) To review the previous months operating log records and alarm history.
iii) To inspect the unit for any unusual vibration, noise etc.
iv) To check for a sign of refrigerant leakage and rectifying the same.
v) To check the operation of the expansion valves, once a year.
vi) To check the proper functioning of microprocessor and take control test.
vii) To check / calibrate the flow switch for proper functioning and replace if found defective.
viii) To check the antifreeze and carrying out the setting of the same.
ix) To check the LP / HP cut out switches and to replace the same, if found defective.
x) All the breakdowns including the compressor failure, if any shall be attended and rectified.
xi) Check the main electrical panel and replace burned/ defective items such as mccb, mcb, fuses any type digital meters cable legs short pieces of cables etc.
xii) Rewinding of the compressor motor, if required.
xiii) Testing, arresting and repairing of the leakages including charging of gas/oil topup (cost of nitrogen,refrigerent gas, oil etc included in the quoted rate )
xiv) To attend to the complaints as and when called for.
xv) To provide any spare covered under the scope of AC plant. | 11.00 | Per

| 2 | A. ANNUAL MAINTENANCE OF CHILLER CONDENSER TUBE( Once in contract period)
(i) Cleaning of shell and tube condenser and chiller capacity 3 x 26 TR by chemical and mechanical process using brush after opening with sides of condensers and chillers brushing and reconnecting with suitable size of packing /gasket in same position including leak testing as per requirements and quoted rate included refixing of removed thermal insulation with new nitrile rubber / Gasket sheet complete all as specified and as directed.
1. To replace internal oil filters, as & when required during the contract period.
2. To replace refrigerant driers, as & when required during the contract period.
3. To inspect the oil quality by color and replace/top up as per requirement.
4. To operate the machines for 08 hours (Maximum) and adjust the controls for the optimum operation. | | |
| 3 | Note :-
1. The comprehensive maintenance and complete allied works shall be done through OEM agency i.e Blue star Ltd. The Contractor shall enter into a MOU (Memorandum of understanding) for Comprehensive maintenance contract with the OEM agency for the complete Higher side Machineries of the AC Plant.
2. The above comprehensive AMC certificate shall be provided by the contractor in favour of GE(NS) kochi before commencement of work, after acceptance of CA
3.The higher side of AC plant defects shall be get checked by OEM (Blue star airconditioning and Refrigeration Ltd) and made serviceable in case of any defects observed during the routine check up or on call during emergency breakdown including replacement of all spares ,Leak detection ,pressure testing with nitrogen ,vacuumising, compressor oil and gas charging, and testing if required complete all as specified and directed.
4. The quoted rate including replacement/repair of any kind of spares labour cost for replacement of defective spares of chiller units
5. Any complaints shall be attended within 24 Hrs the same day of complaint lodged by MES authority or user
6. A penalty of Rs 3000/- per day will be deducted on failure of attending complaints within 24 hours
7. Consumable items which are required at site by OEM like refrigerent gas, filters/driers,compressor oil etc required for chiller as per OEM recommendation is to be included and the rate for the same deemed to include in the above quoted rate.
8. The contractor has to submit no dues certificate from the OEM completion of work. | | |
| 4 | Comprehensive maintenance and routine check up of following Lower side AC equipments components on monthly basis/as per requirement to ensure the working of all machineries without breakdown, with all materials and labour for smooth functioning of plants complete all as specified and as directed.:-
(i) Chilled water pump 5 HP Kirloskar KDI-538 (2 Working & 1 Standby)
(ii) Condenser water pump 5 HP Kirloskar KDI-520 (2 Working & 1 Standby)
(iii) Induced Draft type 60 TR, Cooling tower of FRP - 02 Nos complete with all accessories, basin, fittings, fan motor etc complete
(iv) Air Handling Units of following capacity 16000 CFM - 1 Nos , including replacement/repair of defective electrical accessories of AHU, Belts, electric motors, blower units, cooling coils,dampers etc:-

| 5 | MONTHLY PREVENTIVE WORKS FOR CONDENSER PUMPS &, CHILLED WATER PUMPS (Scope of work)
a) Checking & make it Functioning and cleaning of pump starter panels.
b) Checking all electrical accessories of pump, starter,MCB, MCCB, single phase preventer and control wiring complete and make it functioning.
c) Checking of bearings, bushes,water seal and and replace if found any defect.
d) Checking & Cleanig of Stainers fitted in the chiller and condenser pipelines.
e) Checking and lubricate of motor bearing.
f) Repairs/Replacement of motor winding if found wornout.
g) Supply and fixing of any motor/pump spares required and proper functioning of chillers.
h) Repair/Replacement of drain pipe of pumps to arrest the leak
i) The replacement cost for any kind of material and labour including bearing, motor winding, starter complete shall be deemed to be included in the quoted rate. | | |
