| 2 | Comprehensive maintenance including repair /routine maintenance of DAIKIN make for 03 Nos Chiller Model No:PFS1701DBRY of capacity 155 TR incl replacement of damaged part like Sensors, electronic, electric parts, equipment motor & connected parts, compressor repairs & connected parts and all incl day to day maintenance and all parts of chiller units excluding compressor oil and filters complete all as specified and as directed to keep the installation upto mark for smooth operation as specified in Particular Specification and as directed by Engr-in-Charge. check and maintenance is to be done through DAIKIN only and Contractor to submit MoU with the respective DAIKIN stating that they will provide all the assistance to the agency for the smooth operation of plant. | ||
| 3 | Scope of work shall include:- (a) Daily checks and maintenance:- (i)Check oil level in the Oil separator. (ii)Check liquid sight glasses to determine if there is a refrigerant shortage. (iii)Inspect entire system for any unusual conditions such as noise, vibration, etc. (iv)Check the system operating pressure and temperatures to ensure proper operating conditions. (v)Check Evaporator and condenser approach. (vi)Inspect all safety controls and adjust if required. (vii)Report to Customer in writing on any detected deficiencies of refrigerant and consumable like oil.oil filter, drier core, gasket and O ring, (viii) Check operation of all type of valves (ix) Inspect AHUs for its normal operation and any leakage from tray (x) Descaling of condenser shell and tube (xi) Check AC ducts for any abnormality or air leakage (xii) Check operation of BMS System (xi) Recharging of Chiller with R-134a, if required shall be done at no extra cost basis. (b) Monthly Check and maintenance:- (i) Cleaning of all strainers. (ii) Cleaning of Pre and Fine filters. (iii) Cleaning of Cooling Tower Sump. (iv) Greasing of Lubricants parts, if required. | ||
| 4 | (c) Quarterly cheks & maintenance:- (i) Cleaning of cooling coils by water from outside and with suitable chemical from inside. ii) Preventive maintenance of electrical panels, AHU, Pumps. (d) Yearly checks & maintenance:- (i) Yearly health report of the chiller and suggestions for improvement. (ii) Yearly Oil Analysis. (iii) Motor Insulation Checks. (Yearly, if required) (iv) Yearly adjustments of controls if required. (v)Software upgrade ( if available for Chiller Model ) | ||
| 5 | Breakdown Maintenance : (a) All Breakdowns shall be attended and rectified in 24 Hrs. If skilled techician is not able to rectify the breakdown then contractor shall contact the SWPL for rectification of breakdown. No extra payment shall be made on this account for any breakdown service during maintenence period. (b) Breakdown maintenance calls will be attended within a maximum of 24 hours of the receipt of the complaints and be rectified in 48 hrs. if breakdown is not rectified in 48 hrs, penalty of Rs 1000/per day shall be imposed. (c) The Contractor will also maintain service reports for all visits & breakdown visits & copy of the same will be submitted every month, if any. (d) The cost of the above are deemed to be included in the quoted rates. (e) The bidders are requested to visit the work site before quoting the rates. |
